Esterre operating cost definitions
Utilities — $900
Electricity, water, sewer/septic, internet/cable, garbage/recycling, propane, pest control, etc.
Landscaping — $700
Lawns: mowing, fertilizing, and irrigation
Gardens: upkeep of flower beds, plants, shrubs, vegetable gardens, and fruit trees
Tree arborists: professional care of trees, including pruning, fertilizing, and removal as necessary
Snow removal: roads on the property leading to the house, walkways, and stairs
Housekeeping — $3,400
8 full housekeeping cleans annually
Labor for two housekeepers from 11 AM to 4 PM, for each cleaning
Supplies: all standardized cleaning products and equipment
Laundry for linens and towels
Maintenance — $800
Covers all regular, preventative maintenance, and repairs to the property, including labor and supplies
Real Estate Taxes — $1,500
Property taxes based on the property’s assessed value
InsurancE — $1,500
Property: covers damages to the physical structures and related assets of the properties
Liability: protects against accidents on the properties
Accounting & Administration — $700
Includes the costs of financial management and accounting for all operating expenses and administrative work related to the ownership structure and property management, including the annual audit review. This component will be subsidized for several years by Discovery Properties Management
Operations Management — $800
Salaries, benefits, and expenses related to the team responsible for day-to-day property management and ensuring the highest housekeeping, maintenance, and general operating standards. This component will be subsidized for several years by Discovery Properties Management
Reserves — $1,000
Funds for future enhancements, replacements, and major repairs. They include:
Exterior: roof, siding, windows
Interior FF&E: furniture, fixtures, and equipment
Mechanical System: HVAC, plumbing, and electrical
Association Dues — $250
Fees paid to HOAs (Homeowner Associations) in specific locations for security, landscaping, community water wells, and recreational amenities like pools, tennis, and pickleball courts, and gyms
Miscellaneous — $450
Supports enhancements, maintenance, and ongoing updates to the proprietary Esterre® App, which powers booking, stay coordination, and keyless entry. Also includes essential in-home consumables — coffee, tea, spices, bathroom products, and other day-to-day necessities — to ensure each stay is welcoming and seamless
Management Fee — $1,400
12% of total operating costs to compensate Discovery Properties Management for managing and maintaining the homes at the highest standards
